Terms of booking and house rules
Please ensure you have travel insurance - as this will cover you if you have to cancel your holiday at short notice.
These Terms and Conditions explain what you agree to when you book Appleyard Cottage and tell you what to expect from us; they are designed with fairness and safety in mind.
By Booking with us, you confirm that you and everyone in your party accept these Terms and Conditions and will comply with them and with the Dos and Don’ts.
Terms of booking
Bookings, payments and cancellations
This section covers bookings made via our website.
Bookings and payments
- 25% non-refundable booking deposit – paid when you make your booking
- Balance – paid 8 weeks before your holiday
- Bookings made less than 8 weeks in advance will be charged in full
We reserve the right to cancel your reservation without refunding your deposit if we don’t receive the full balance on time.
Methods of payment
Payments can be made by Stripe. Payments are handled securely via Stripe and we do not see your card details. You will receive an invoice on booking with instructions on how to pay. If we need to issue a refund, we will do so via Stripe.
We cannot provide refunds if your travel plans are disrupted (eg by bad weather, road closures, cancelled services); please check your travel insurance covers you for this.
Cancellations
You can cancel your booking or change your dates in writing by emailing us.
CANCELLATION BY THE GUESTS
Any cancellation made by the guest for whatever reason should be in writing (via email is fine but please confirm receipt of this with us)
If you request to cancel more than 6 weeks before your arrival date, we will refund your payment in full.
If the request to cancel is made LESS than 6 weeks before your arrival date:
- On receipt of the letter of cancellation, we will try to re-let the cottage for the period of the booking. If we succeed in re-letting the property for the whole of the period, all the monies paid will be refunded.
- If we only succeed in re-letting the property for part of the period booked, the guest will forfeit an amount equal to the remainder of the booking.
If we are unable to re-let the property at all, then all the monies paid by the guest shall be forfeit to the owners. For this reason, the owner strongly recommends that guests take out their own holiday cancellation insurance.
CANCELLATION BY THE OWNER If the property becomes unavailable or unusable for any reason prior to the date of the booking, the owner’s obligation will be to reimburse the guest for all monies paid.
CHANGES OF DATE We will consider a request for a change in the booking dates if such request is received more than 6 weeks before the start of the booking.
Dogs
One (or two smaller) well behaved dog is welcome. There is no extra charge but please let us know you are bringing them so we can provide some doggie extras.
Damage, insurance and liability
This section and all following sections apply to all bookings.
Problems or complaints
Please tell us straight away about any problems. We want you and our future guests to have as lovely a time as possible, and we work hard to put anything right immediately. Please note that we rely on trusted local trades people who may not be available at short notice, overnight or at the weekend, but we will do everything we can to solve any issues that may arise (so the sooner we know about these, the better!)
We cannot consider compensation for complaints raised after you leave or if you won’t let us try to put things right while you are with us.
Damage
The simple rule is please tell us! The safety of all our guests comes first, so please do not hide damage to furniture, electrical items or anything which may compromise the safety of future guests. We know accidents happen and we don’t charge for minor breakages (glasses, crockery, ornaments etc) or fair wear and tear, or if an appliance chooses to break down while you are with us.
We will discuss any significant damage such as broken furniture or fixtures, or specialist cleaning for upholstery or carpets, and we reserve the right to charge these against your damage deposit at cost, or to claim the full costs from you.
Insurance
Please make sure you have adequate travel insurance covering travel arrangements and especially covering healthcare if you are visiting from abroad.
Please lock the cottage and close the windows whenever you go out because we cannot be held responsible for any accidents, break-ins or theft within the cottage during your stay.
Limitation of liability
We cannot accept liability for any injury, loss or damage, consequential or otherwise suffered by you or any other member of your party, unless there was wilful default by us or our employees, or unless personal injury or death was caused by our negligence.
Disclosure
Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of booking without a refund.
Occupancy
The cottage has a maximum occupancy of four people. Additional guests are not permitted to stay.
ELECTRIC VEHICLES
we do not have an EV charging facility at our cottage and guests must not charge their car using our domestic electricity. The whole cottage runs on electric only, so this is both dangerous and also extremely expensive. We reserve the right to charge guests who charge their car at the cottage.
The nearest EV charging points are at the Coniston Hotel (4 miles away) Malham Car Park (7 miles) and there are a number of options in Skipton (14 miles)

Staying at Appleyard Cottage
Access
We operate self check in using a key safe. We will send instructions and the code before your stay. We do not live locally, but are available to contact by phone if you need us. We also have great neighbours and our cleaners who live in the village who are always happy to help is needed.
Arriving and leaving
Check in is from 3pm. If the cottage is ready earlier we will message you to let you know on the day.
Check out is 10am. Please ensure you stick to this time, as our cleaners have lots to do to ensure the cottage is fully cleaned before the next guests arrive.
Cars
There is off street parking at the front for one car, and lots of other parking options in the local streets or car parks.
Wood Burner
Please read the information leaflet in the folder before using the wood burner to ensure you use it safely.
Neighbours
If you are using the garden in the evening, please be respectful of our neighbours (Two of whom have a very early start for the milk and paper rounds)
Toilet
Toilet paper only down the toilet please! Please use the bins in the bathroom for everything else including ladies’ sanitary items, wipes, cotton wool, etc. Even if it says “disposable” or “flushable” it may cause blockages.
Smoking
Smoking, vaping or using e-cigarettes are forbidden inside the cottage.
Dogs
Please keep your dog on a lead outside, they can easily be distracted in a new place and the Cottage is near farmland and a busy road. Your dog may be confused in a new place, so please don’t leave it alone, either in the Cottage or in the garden (the garden is fully fenced, but dogs can jump higher than you think sometimes!)
WiFi
Wifi is free. Please note that wifi and broadband are not included in the contract to provide accommodation although we will always try to ensure an unbroken service.
Before you leave ...
Laundry – please leave used towels in the laundry bags provided.
Rubbish – please put your kitchen and bathroom rubbish and your recycling in the bins by the gate in the garden. Bin day is Tuesday, so the bins will be collected early in the morning by our neighbour and brought back to the cottage later in the morning when they have been emptied.
